We’ll be able to help you save some money with the partnerships that we have with these different builders and vendors. The other thing is, we participate in all the inspections. We’ll walk you through everything you need to do. This here is gonna be the kitchen, very big living space. This is a gorgeous, gorgeous house. If you take a look at the outdoor patio out there, I believe that’s a 96 inch opening, euf ceilings. I mean, this place is going to be amazing when it’s done. Another room here. This is actually the master bedroom. Right here, we got a lot of drywall that’s getting ready to go in. Got all the electrical done, all the studs are up, all the external insulation. Here’s the bathroom, shower over there in the corner. Place is really coming around nicely. I mean, it’s looking really sweet. Oh, look at this! They took out the… Our client wanted his little girl to be able to come down here and play, so we actually removed the stud here so that way now we can make this a little play area under the stairs, which might sound a little strange, but it’s awesome for a little kid when you’re like, you know, six years old or whatever. Go up here, second floor. This big space right here is actually gonna be the HVAC closet. So, it’s a lotta space. I’ll show you more when I get up here. This right here is a common area, it’s a loft. It’s gonna be really sweet up here. I know it’s kinda hard to conceptualize without walls up, but things are coming around quite nicely. Oh, they took that down. They didn’t do a good job of securing that thing. So, right here, the whole HVAC system will be in here. We’ve got our plenums, we’ve got our copper tubing coming in for our liquid, our liquid lines if you know anything about HVAC. Here’s another room. It’s gonna be one of the client’s kid’s rooms. Here’s the bathtub. We got it full of water, make sure that we don’t have any leaks. Hey, thanks for walking through with me really quick. Once again, if you’re thinking of building anywhere in St. John’s County, Shearwater, Nocatee, Andalusia on the south side, it doesn’t matter where you’re thinking about building, make sure you get ahold of Tanya and I. Like I said, we do this everyday. We save clients a ton of money, okay? If you go in to the site office without an agent, guess what? You’re paying damn near full price. They’re not gonna tell you, “Oh hey! “Oh hey, hang on a minute. “If you use a realtor that we do “seven, eight, ten, fifteen deals with a year, “you could probably save 30, 40, 50000.” They’re not gonna tell you that. They want that 30, 40, 50000, right? The other thing is, when you do a deal without a realtor, you end up coming to these home inspections and the builders they know you don’t know what you’re doing. Like, we came here, we did a framing inspection, we had three pages of hits. We had them fix three pages of deficiencies, okay? They were like, the builder was like, “I’ve never had to fix this much stuff!” That’s ’cause you’re doin’ deals with realtors that don’t know what they’re doin’! We know what we’re doin’, this is what we do! We do this every day. So, if you’re gonna build a house, make sure you use a professional person. Make sure you know someone who has a strategy behind building, experience behind building, behind finance. I have an MBA. All I do is save money. I save money on everything. Now I’m sounding like Trump, but that’s what I do. I save you money. Like, my only goal is to save you money. Not necessarily keep the builder happy, right? I’m here to save you money. I just did a deal for a client, Vinnie, I saved him $45000 in a development on the south end of St. Augustine in the subdivision, I can’t remember it right now off the top of my head ’cause I got all these contractors around. But we saved him $45000. $45000 on a $250000 house. Imagine how much money I could save you on a $600000 house. Like, we were just in Nocatee.
